If you have any credit issues, Erie home buying with convention loans will be a lesson in frustration. Conventional Fannie Mae and Freddie Mac loans require you to have a FICO credit score of at least 660 with a 20% down payment and a score of at least 700 if you don’t have 20% start-up equity. With FHA, you can get a home with just a 3% down payment. And, you get low, fixed interest rates with FHA. Plus, you could do a FHA streamline refinance if the interest rates drop with a 97 percent loan to value (LTV).
